Florida HUD Homes 2026: How to Buy a Government-Owned Foreclosure Through HUDHomestore

When a homeowner with an FHA-insured loan goes into foreclosure, HUD (the U.S. Department of Housing and Urban Development) takes back the property after the lender completes foreclosure. The result is a HUD home โ€” a government-owned foreclosed property sold through a specific online bidding process at HUDHomestore.com. Buying a HUD home is fundamentally different from buying a standard bank REO or courthouse foreclosure, and Florida buyers who understand the system can find real value โ€” if they know what they're getting into.

The HUD Home Bidding Process in Florida

  1. Find properties: All HUD homes are listed exclusively at HUDHomestore.com โ€” not on the MLS. Filter by Florida and county. You can also view them on Zillow/Realtor.com, but bids go through HUDHomestore only.
  2. Register a HUD-approved agent: You cannot bid on a HUD home directly as a buyer โ€” you must use a HUD-registered real estate agent. The agent registers you and submits bids on your behalf through the NAID (Name Address Identification) number system.
  3. Know the bidding periods: HUD homes go through two listing phases:
    • Exclusive Listing Period (first 15โ€“30 days): Only owner-occupant buyers can bid. Investors cannot participate during this period.
    • Extended Listing Period: After the exclusive period, all buyers including investors can bid. If no acceptable bid was received, prices may be reduced.
  4. Submit a sealed bid: Your agent submits a bid through HUDHomestore. HUD reviews all bids at the end of the bid period and selects the highest acceptable net bid (bid price minus HUD-paid closing costs, if any).
  5. Earnest money deposit: $500 for properties listed under $50,000; $1,000 for properties $50,000 and above. Must be in certified funds.
  6. If your bid is accepted: You'll receive a contract via your agent. Closing typically required within 30โ€“60 days depending on financing type.
Owner-occupant priority is real: During the exclusive period, HUD only accepts bids from buyers who intend to use the home as their primary residence for at least 12 months. This is not just a checkbox โ€” you must sign a certification, and HUD enforces it. Misrepresenting owner-occupant status on a HUD bid is federal fraud.

HUD Home Condition โ€” What You're Buying AS IS

HUD homes are sold strictly as-is. HUD will not make repairs, issue credits, or renegotiate due to condition. However, unlike courthouse foreclosure auctions, you CAN inspect a HUD home before bidding. HUD typically allows one inspection opportunity during the listing period โ€” your agent coordinates with the field service contractor who manages the property.

HUD Home Incentives and Programs

Florida judicial foreclosure caveat: HUD homes are already post-foreclosure (HUD already took ownership). You're buying from HUD, not bidding at a courthouse auction. However, always do a title search on a HUD home in FL โ€” HUD home closings go through title companies and should clear title, but subordinate liens (HOA, code violations, etc.) can sometimes survive.
