FHA Loan Florida 2026 — Limits, Requirements & When to Use It
FHA is the most popular low-down-payment loan in Florida — but the mortgage insurance math doesn't always win. Here's exactly what it costs, who qualifies, and when a conventional loan beats it.

FHA Loan Basics for Florida Buyers
The Federal Housing Administration (FHA) doesn't lend money — it insures loans made by approved lenders. That insurance (called MIP — Mortgage Insurance Premium) lets lenders approve borrowers they'd otherwise decline, because HUD covers the loss if you default.
FHA is popular in Florida because:
- 3.5% down is achievable for most buyers (vs. 5–20% conventional)
- 580 credit score minimum is lower than conventional's typical 620–640 cutoff
- Gift funds from family are fully allowed for the down payment
- Debt-to-income ratios up to 57% are possible (vs. 45–50% conventional)

FHA Mortgage Insurance Premium (MIP) — What It Costs
MIP is the main cost difference between FHA and conventional. It comes in two parts:
Upfront MIP (UFMIP)
1.75% of the loan amount, added to your loan balance at closing. On a $400,000 loan, UFMIP = $7,000 rolled into the mortgage. You don't pay it out of pocket, but it increases your loan balance and thus your monthly payment slightly.

MIP is permanent on most FHA loans: For loans originated after June 3, 2013 with less than 10% down, annual MIP does NOT cancel at 80% LTV. You pay it for the life of the loan. With 10%+ down, MIP cancels after 11 years. This is the biggest FHA drawback vs. conventional PMI, which drops automatically at 78% LTV.
FHA Debt-to-Income (DTI) Rules
FHA allows higher DTI than conventional:
- Front-end DTI: Housing payment ÷ gross monthly income. FHA guideline: 31% (compensating factors can push to 40%)
- Back-end DTI: All monthly debt payments ÷ gross income. FHA guideline: 43% standard, up to 57% with compensating factors (cash reserves, high credit score, residual income)
- Conventional typically caps at 45% back-end, occasionally 50% with strong files
FHA Property Requirements in Florida
FHA has minimum property standards — the home must be safe, sound, and secure. Common FL issues that can cause FHA appraisal failures:
- Roof condition: Must have 3+ years of remaining useful life. Roofer letter needed if appraiser flags it.
- Exposed wiring / electrical: Must be corrected before closing.
- Foundation issues: Structural problems = FHA will not close until repaired.
- Active pest infestation / WDO: FHA requires a clear WDO report in FL. Active infestation = treatment required pre-closing.
- Lead paint: Homes built before 1978 require lead paint disclosure. Chipping paint in pre-1978 homes must be stabilized.
- Water heater and HVAC: Must be functional at time of appraisal.
AS IS contracts and FHA: Florida AS IS contracts are common, but FHA's minimum property standards are non-negotiable. If the FHA appraiser flags a repair, the seller must fix it OR the buyer must switch loan types. Sellers sometimes reject FHA offers for this reason — be prepared.

Using FHA to buy a condo adds a layer: the entire condo project must be HUD-approved, OR you need spot (single-unit) approval. Many FL condo buildings are not on the approved list — especially older buildings, buildings with high investor ratios, or buildings with deferred maintenance issues.

- FHA appraisal — ordered by lender, not buyer. Appraiser checks value AND property condition. Repair flags delay closing.
- Underwriting + clear to close — FHA loans typically add 2–5 days vs. conventional due to HUD insurance approval.
