How to Shop Mortgage Rates in Florida

Most buyers take the first rate they're offered. That's often a $15,000โ€“$30,000 mistake. Here's how to compare rates the right way.

Rate vs. APR: The Number That Actually Matters

Every lender will quote you an interest rate and an APR (Annual Percentage Rate). These are not the same thing.

When comparing lenders, compare APRs on identical loan terms โ€” same loan amount, same term, same loan type. A lender quoting 6.75% with $5,000 in fees has a higher APR than a lender quoting 7.0% with no fees. The APR tells you which is cheaper over the full loan term.

Example: Lender A: 6.75% rate, $4,500 in points + fees, APR = 7.02%. Lender B: 7.0% rate, $500 in fees, APR = 7.04%. Lender A looks cheaper on rate but costs almost the same total. Compare APR, not just rate.

Why Shopping Multiple Lenders Saves Real Money

A 2021 CFPB study found that borrowers who got at least one additional quote saved an average of $1,500 in fees. Those who got 5 quotes saved an average of $3,000 or more. On a 30-year mortgage, a 0.25% rate difference on a $350,000 loan saves $17,000 in interest.

Rate on $350,000 LoanMonthly P&ITotal Interest (30yr)Savings vs. 7.5%
6.75%$2,270$467,200$43,400
7.0%$2,329$488,400$22,200
7.25%$2,389$509,700โ€”$900
7.5%$2,448$510,600Baseline

Credit score impact: Multiple mortgage inquiries within a 14-45 day window count as a single inquiry for credit scoring purposes (FICO and VantageScore both use this rule). Shop 3โ€“5 lenders within 2 weeks and your credit score will not be impacted beyond the first pull.

How to Get Comparable Quotes

To compare rates meaningfully, give every lender the same information and ask for quotes on the same terms:

  1. Same loan amount
  2. Same loan type (e.g., 30-year fixed conventional)
  3. Same down payment amount
  4. Same estimated property value
  5. Request the Loan Estimate (LE) form โ€” lenders are required by federal law to give you this standardized document within 3 business days of receiving a complete application

The Loan Estimate's Page 1 shows the rate, monthly payment, and total closing costs. Page 3 shows the APR and total interest over the loan life. Use Page 3 for comparison.

Discount Points: When to Buy Down Your Rate

A mortgage point equals 1% of the loan amount paid upfront in exchange for a lower interest rate โ€” typically reducing the rate by 0.125%โ€“0.25% per point.

Points Paid (on $300k loan)Rate ReductionMonthly SavingsBreak-Even (months)
0 points7.0% baselineโ€”โ€”
1 point ($3,000)6.75% (โ€“0.25%)~$49/mo~61 months (5.1 years)
2 points ($6,000)6.5% (โ€“0.5%)~$98/mo~61 months (5.1 years)

Buying points makes sense only if you plan to stay in the home past the break-even point. If you might sell or refinance within 5 years, don't buy points โ€” invest that cash instead.

Florida move note: Florida has one of the highest relocation rates in the country. Many FL buyers overestimate how long they'll hold a property. Be honest about your timeline before paying for points.

Rate Locks in Florida

A rate lock guarantees your interest rate for a set period (typically 30, 45, or 60 days) regardless of what market rates do. In a rising rate environment, this is valuable insurance.

Rate Lock Basics

Should You Float or Lock?

Nobody can reliably predict rate movements. The general guidance: lock once you've found a home and the rate is acceptable to you. Floating (not locking) is a gamble โ€” sometimes it pays off, but buying a home is already a major financial commitment; there's no need to add interest rate speculation on top of it.

Common Rate Shopping Mistakes in Florida

Frequently Asked Questions

How many lenders should I get quotes from in Florida?
At minimum, 3. Ideally 4โ€“5. The CFPB data shows meaningful savings increase up to about 5 quotes. All within a 14โ€“45 day window to protect your credit score.
Will getting multiple quotes hurt my credit score?
Not if you shop within a 14โ€“45 day window. FICO and VantageScore treat all mortgage inquiries in this window as a single event. Your score may dip 5โ€“10 points from the inquiry, but it returns within 6 months.
What is a good mortgage rate in Florida right now?
Mortgage rates change daily. The best benchmark is Freddie Mac's weekly Primary Mortgage Market Survey (PMMS) for national averages. Your rate will vary based on credit score, LTV, loan type, and lender. A rate within 0.25% of the PMMS average is generally competitive.
Can I negotiate my mortgage rate in Florida?
Yes โ€” directly. Show a competing Loan Estimate to your preferred lender and ask them to match or beat it. Lenders have room on fees and sometimes on rate. Many buyers skip this step and leave hundreds of dollars per year on the table.
