Florida has more manufactured homes than almost any other state. But one legal distinction โ€” real property vs. personal property โ€” changes your financing, taxes, insurance, and resale value entirely.

Key distinction: A mobile home on rented land is typically titled as personal property (like a car). A mobile home on land you own can be converted to real property โ€” which unlocks conventional mortgages, lower interest rates, and homestead exemption.

Converting to Real Property in Florida

If you buy land with a mobile home or purchase both together, you can convert the home to real property. The process involves:

  1. Own both the home and the land (or buy them simultaneously)
  2. Obtain a title search โ€” ensure no liens on the DHSMV title
  3. File an Affidavit of Affixation with the county property appraiser
  4. Surrender the vehicle title to the FL DHSMV
  5. Record the affidavit and a new deed with the county clerk
  6. Home is now real property โ€” eligible for conventional/FHA/VA financing

Tip: If you're buying a mobile home and land together, instruct your title company to complete the affixation at closing. Many lenders require it before funding.

Financing Options

Chattel Loans (Personal Property)
