Florida DSCR Loan: How Debt Service Coverage Ratio Mortgages Work for Investors

A DSCR loan (Debt Service Coverage Ratio loan) is a non-QM mortgage that qualifies borrowers based on the rental income of the investment property โ€” not the borrower's personal income. No W-2s. No tax returns. No employment verification. The lender looks at whether the property's rent covers the mortgage payment. Florida's active investor market makes DSCR one of the most popular mortgage products in the state for rental property buyers.

The core formula: DSCR = Gross Monthly Rent รท Total Monthly Housing Expense (PITIA: Principal, Interest, Taxes, Insurance, Association dues). A DSCR of 1.0 means rent exactly covers the payment. Most FL lenders require 1.0โ€“1.25 minimum; some allow below 1.0 with a higher down payment.

For short-term rentals, most DSCR lenders use the comparable long-term rental rate โ€” not the Airbnb projected income โ€” because STR income is variable. Some lenders now accept a 12-month average from Airbnb/VRBO income statements for properties with an established rental history.

How Florida Lenders Determine the Rent Used

Lenders don't take the borrower's word for what the property will rent for. They use one or both of:

Insurance Costs Affect DSCR

Florida's high homeowners insurance premiums directly impact DSCR calculations because insurance is included in PITIA. A rental property that pencils at 1.15 DSCR with a $3,000/year premium may fall to 0.95 DSCR if the actual premium is $7,000/year. Always get an insurance quote before submitting a DSCR loan โ€” not after. A deal that fails on DSCR because of insurance is worse than knowing before you make an offer.

STR-Heavy Markets

Properties in Orlando (Disney corridor), Miami Beach, and the Florida Keys are often purchased for short-term rental. DSCR lenders increasingly have STR-specific products with looser DSCR requirements โ€” but they often require the property to be in an STR-permissible zone and may require the Airbnb income history. Know your municipality's STR regulations before assuming this income source is stable.

Condo DSCR Loans

DSCR lenders require the condo project to be warrantable (or at minimum pass their own project review). Post-SB 4D, many Florida condo buildings are on lender restricted lists due to reserve shortfalls or structural inspection findings. Run the condo project eligibility check before ordering the appraisal on a DSCR condo purchase.
