The insurance line is the wildcard. In coastal Florida markets — Miami-Dade, Broward, Palm Beach, Lee, Collier, Pinellas — annual homeowner's insurance premiums routinely exceed $5,000–$10,000 and must be paid in full at closing. This single line item can double your prepaid costs compared to an inland purchase. Get an insurance quote before you finalize your offer, not after.

Florida Doc Stamp Tax — What It Is and Who Pays It

Documentary stamp tax is a state excise tax on documents that transfer an interest in real property. Two separate doc stamp taxes apply in a Florida home purchase:

Florida Intangible Tax on the Mortgage

Intangible tax applies to new mortgage notes at $0.002 per dollar of the loan amount. On a $315,000 loan, that's $630. Unlike doc stamp tax, intangible tax has no county variation — it's statewide and non-negotiable. Budget for it the day you start calculating cash-to-close.

Miami-Dade exception: Miami-Dade County has different doc stamp rates for the deed and additional surtaxes. If you're buying in Miami-Dade, ask your title company to itemize the exact transfer taxes for your transaction — don't use statewide estimates.

The Closing Disclosure: How to Read It

Your lender must provide a Closing Disclosure (CD) at least 3 business days before closing. The CD is the final, binding version of your loan costs — compare it line-by-line against your Loan Estimate. Items that can change: prepaid interest, initial escrow amounts. Items that cannot change between LE and CD: lender origination fees, transfer taxes, owner's title insurance (if lender selected the provider). If you find an unexplained increase, you have the right to delay closing until it's resolved.
